Steel or post-frame barndominium: which structure to choose

Red-iron steel frame or wood post-frame: how the two barndominium structures compare on spans, durability, insulation, building time and the builders who offer them.

Most barndominiums are built with one of two structures: a steel frame (often called red iron) or a wood post-frame (pole barn construction). Both can make a comfortable, code-compliant home. The right choice depends on the spans you want, your site, your budget and the builders available near you.

Steel frame (red iron)

The structure is made of engineered steel columns and rafters bolted together on a concrete foundation, with metal wall and roof panels.

  • Large clear spans: wide open shops and living areas without interior posts.
  • Engineered by the manufacturer for the local wind and snow loads, delivered as a package.
  • Steel does not rot and termites do not eat it.
  • Insulation needs care: steel conducts heat, so thermal breaks, vapor control and air sealing matter.
  • Interior walls are usually framed separately in wood or light-gauge steel.

Wood post-frame

Large wood posts, set in the ground or on concrete piers or brackets, carry trusses spaced several feet apart, with girts and purlins for the metal or other siding.

  • Often quicker to frame and widely built by local pole barn contractors.
  • Easy to attach wood interior framing, trim and insulation.
  • Posts must be properly treated or kept out of the ground with brackets to resist moisture and decay.
  • Spans are large but usually smaller than with steel.

Points that matter in both cases

  • Plans approved for a dwelling, not just an agricultural building.
  • Insulation and moisture control designed for living space, with ventilation.
  • Exterior choices: metal panels, wood, stone or brick wainscot; check your county and HOA rules.
  • Builder experience: ask for completed homes, not only shops or barns.

How to decide

  1. List the clear spans you need (shop doors, RV bay, great room).
  2. Ask local builders of each type for a quote on the same plan and the same scope, including slab and interior.
  3. Compare delivery and building time, warranties on the structure and panels, and who handles engineering and permits.
